Complete renovation of existing historic building to provide spaces for classrooms, computer labs, instructional space, offices, and support facilities.  The project is using a GC/CM process.  Mechanical systems include 100% outside air and chilled beams in specific classrooms, high efficiency chilled water system, and a hydronic heating system generated from campus steam.  Project is being designed using Revit MEP.  The University is targeting a LEED-NC Silver rating for this building.

Complete replacement of the Port-of-Entry facility, that received an Honor Award in Architecture On-the-Boards New Construction from the GSA 2006 Design Awards competition.  This project received a LEED-NC Gold certification.

Renovations to all six levels of the existing 90,000 SF library and construction of a 40,000 SF addition.  Extensive energy modeling, life cycle cost assessment, and a holistic approach with code officials were necessary to achieve the LEED rating.  Mechanical systems include displacement ventilation, chilled beams, controlled environment, and heat recovery to support program spaces including stacks, digital commons, media production, and several focused reading rooms.  The project's energy use index exceeds the 2030 Challenge goal for 2010.  It is on track to obtain a LEED-NC Gold rating.

Construction cost: $54M

Major renovation and expansion of an existing high school, including a new two-story wing and the complete replacement of the mechanical systems.  This multi-phased project was constructed while occupied.  Mechanical systems included 100% outside air and displacement ventilation in classrooms, sophisticated industrial technologies building, and a grand auditorium will full production stage.  The project was designed for certification under the Washington State Sustainable Schools Protocol, and has achieved the "Designed to Earn the Energy Star" designation.

Renovation to convert existing museum spaces in the 800 Pike portion of the convention center facility to convention center uses.  The project is targeting LEED-CI Silver certification.

New two-story office building within the Issaquah Highlands development.  Project achieved LEED CS Gold certification.

New two-story loan center, designed to include numerous innovative and sustainable mechanical features, including underfloor air displacement, variable flush toilets and waterless urinals, natural ventilation, and radiant ceiling heating.  Project achieved LEED-NC Gold certification.

New office/administration/command center building for U.S. Coast Guard.  This project received a 2006 Design Excellence Award, Small Business Category, from the Society of American Military Engineers, and was named 2007 Top Public Project by Northwest Construction Magazine.  It also received the 2008 ASHRAE Technology Award, First Place - New Commercial Buildings, ASHRAE Puget Sound Chapter and ASHRAE Regional.  The USCG Shore Ops Building achieved LEED-NC Silver certification.

New 14-story municipal courthouse and police headquarters building for the City of Seattle that incorporated the city’s green building requirements, and achieved LEED-NC Silver certification. The Justice Center also won a 2004 ASHRAE Technology Award.

Construction cost: $55.3M

Complete renovation of historic four-story building that was sixty percent laboratory space; it also included classrooms.  Project design included many sustainable design features and was designed to reduce water use by 36% and energy use by 20%.  The structure was reused (99% of structural and shell elements) and 79% of construction waist was recycled.  All indoor Building Materials were selected to be low-VOC compliant.


This project has acheived LEED for New Construction (NC) Certified Rating.

New educational building with classrooms, computer technology labs, and administrative offices.  Designed a vertical ground field to provide heating and cooling to heat pumps.  Project received a 2004 ASHRAE Technology Award, Honorable Mention - Institutional Category, ASHRAE Puget Sound Chapter.  It was designed to be submitted for LEED certification.

Construction cost: $8.6M total

Renovation of an historic 1,500-seat performing arts center that was originally constructed in the late 1920s.  The phase 1 renovations encompassed many back-of-house areas such as dressing rooms, green room, multipurpose room, and storage.  The phase 2 renovations included a fan wall system, underfloor displacement air system serving the auditorium, an extension of the HVAC system, and the addition of a wet pipe sprinkler system for the renovated areas.

Renovation of the old Seattle Opera House to a new world-class performance hall for the Seattle Opera and Pacific Northwest Ballet companies. This ASHRAE Technology Award-winning project included sustainable design features such as an underfloor displacement system for the auditorium, radiant heating in the lobby, and an adjustable ventilated orchestra platform that provided significant energy savings and improved indoor air quality.

Renovation of historic building that houses classrooms, studios, and auditorium. Sustainable design features included natural ventilation for perimeter offices and studios, variable volume heating water pumps, flow metering, CO2 sensors, low-flow lavatories, and enhanced commissioning services, as well as Computational Fluid Dynamics (CFD) analysis.
